Your target

Find your FIRE number. Know what you're measuring.

What does your life cost now? What would the life you want cost?

Start there. Write down current expenses, desired spending, active income and passive income separately.

In my class, the target is cash flow that covers your monthly all-in expenses without relying on active income. Put your figures on paper so you can see the gap you're planning around.

Check assumptions

Count what stays, not just what comes in

Start with rent. Account for debt payments, taxes, insurance, repairs, vacancy and management. Compare what's left with your spending goal.

Use the free FIRE AI: Starter Analyzer kit for a quick first look at property value, repair estimates and maximum allowable offer.

Keep estimates separate from verified figures. Test higher costs and lower income before treating the numbers as part of your plan.

Your buy box

Give your property search a stop sign

Another listing. Another interesting project. Does it fit?

Write your filters before you scroll: location, property type, price range, available cash, repair scope and time you can commit. Include what rules a property out.

The deal finding topic page walks through building your buy box. Use it to compare listings against your plan instead of rewriting your plan around a listing.

Progress review

Know what changed. Choose what comes next.

Set a recurring review date. Compare actual spending and net cash flow with your target. Keep projected income in a separate column.

Update the assumptions that changed, then choose your next action.

You don't need to defend the plan you wrote. You need to see where it stands.
