Most investors do not need more random information. They need help with the next skill, question, or decision sitting in front of them.

FOCUS runs from 6 to 7 PM at the FIRE Center.
Each session covers a practical real estate investing skill. Topics have included finding off-market deals, dirty title and probate, seller financing, raising private money, becoming the lender, non-performing notes, 1031 exchanges, options, BRRR in California, ADUs, flipping mobile homes, residential assisted living, wholesaling in a shifting market, AI for investors, and much more.
The format depends on what makes the subject easiest to understand.
A Wednesday may include a presentation, an interview, a live deal review, a role-play, or a Q&A night. Some sessions have one presenter. Others have two or three people teaching, interviewing, or working through examples together.
Upcoming topics and presenters are listed on the events page.
FOCUS is led by the FIRE Center Captains:
The FIRE Center also brings in occasional guest speakers with experience in specific parts of real estate investing.
Past FOCUS guests have included:
John Schaub, National Best Selling Author, described the meeting this way:
“There are a lot of investment groups that are for profit, they bring in speakers that sell things for $10,000, and they're not really there just to help. This meeting, people get help when they come. It's worth its weight in gold.”
FOCUS stays close to the problems real estate investors run into while finding, analyzing, funding, protecting, and operating deals.
Sessions have covered mobile home exit strategies, finding hidden money in dirty title, probate investing, the fastest way to find a deal, live deal reviews, running comps, automating your business, lessons from investors with decades in the trenches, and much more.
The list below mixes recent sessions with guest speaker nights from the past two years. Each entry shows the session title, presenter or presenters, and month.
The format changes because the work changes.
A seller conversation is easier to understand through role-play. A deal may need numbers on a board. A complicated topic may work better as an interview or a live set of questions.
FIRE Starter members can join FOCUS live on Zoom and access more than 130 session recordings going back to 2023.
The recordings are sorted into eight shelves:
The shelves make it easier to find a recording tied to the question you are working through.
