AI for real estate investors starts with your facts

Give AI a clear job before you ask for an answer.

Supply the property details, costs, financing terms and source dates. Separate known facts from assumptions. Mark the gaps.

Then ask it to list its assumptions before analyzing anything. Now you have a starting point you can inspect, line by line.

Check the answer

Know where every important number came from

For ChatGPT real estate analysis, ask for sources behind factual claims and inputs behind calculations.

Open the sources. Check the dates, locations and supporting details. Recalculate the figures that drive the decision.

Keep unanswered questions beside the analysis so you know exactly what to investigate next.

Compare scenarios

See which assumptions change the picture

What happens if repairs cost more? The project takes longer? Financing terms change?

Compare those hypothetical scenarios against the same starting facts. Follow what changes in the analysis.

Turn those differences into specific questions to investigate before you decide.

Human judgment

Take the right question to the right person

Put the relevant documents and unresolved questions together. Take contract, tax, property-condition and local-rule questions to a qualified professional in that area.

Give them something specific to review.

That's how I approach AI: help me work through the decision, while I keep the final call on my money and reputation.

Start with my framework. Skip the blank screen.

I teach How to Use AI as a Tool for Better Decisions at the FIRE Center.

Work through Better Prompts, then Finding & Analyzing Deals and its second part.

The manual gives you C.R.A.F.T.: Context, Role, Action, Format and Target Audience. Follow the worked example, then use the reusable prompts as your starting point.

A framework, an example and prompts to work from, all in the same class.

Questions
What should I ask AI to do with a property?

Ask it to organize the facts, identify assumptions and compare hypothetical scenarios. Use that work to focus your own review and the questions you take to qualified professionals.

What information should I prepare first?

Gather the property details, costs, financing terms, sources and dates you have. Separate confirmed facts from assumptions and mark missing information before starting the analysis.

How do I check the answer?

Open the original sources, confirm they support the claims and independently recalculate important figures. Keep unresolved questions visible and take specialist questions to a qualified professional in that area.
