Rich Rice's buy box

Got a deal that almost fits? Send it anyway.

Under contract, off market, or still half-baked. Send me the address, price, and whatever you know.

The five must-haves

Start here.

This is what I look for first. If a few details are still missing, give me what you have.

Within 30 miles of Riverside
1,200+ sqft
3+ bed / 2+ bath
On sewer
Not on a double-yellow street
Where I buy

Riverside first. IE and OC still count.

I buy in the Inland Empire and Orange County, with a 30-mile radius around Riverside as the priority.

Riverside
Redlands
Highland
San Bernardino
Corona
Perris
Crestline
Lake Arrowhead
Running Springs
Hesperia
Victorville
Apple Valley

These are my priority cities. A property elsewhere in the Inland Empire or Orange County can still fit.

Nice to have

These make me look twice.

They are not required, but they can make the property more interesting.

+
7,000+ sqft flat lotDouble is better.
+
Detached garage or other outbuildings

Also love.

I also love mobile homes, on land or in all-ages parks. If you have one and are not sure what to do with it, send it.

A buyer, not a browser

I buy. I don't just look.

Send the basics

Send me the deal.

Send the property address, asking price, and anything you already know.

A half-baked deal is fine. I would rather see it early than have you walk away because every detail is not figured out yet.

Do not kill the deal from your side.

It does not need to be fully underwritten before I see it. Give me what you have, and I will decide whether it fits my buy box.
