Buying or lending?
Pick your desk. My AI does the first pass. I personally review every one. The decision stays yours.
Deal Desk
The property you're about to buy, worked through before you commit: the numbers, the offer structures and the exit strategies.
- The address.
- Your numbers (price, rehab, value, rent).
- Photos, if you have them.
Lending Desk
The pitch always sounds good. The paper tells you more. It examines the collateral, the repayment plan and the supporting documents, plus a check of what's already recorded against the property. You get the questions to ask your borrower before you send the money.
- The promissory note.
- The deed of trust (or other security instrument).
Drafts are fine, yours or the borrower's.
Too earlyNo note and deed of trust yet? It's too early for my review.
The Lending Desk is not loan approval or a promise that your money is safe. It's not a title report either, so always get title insurance before you fund. Use the email your FIRE membership is under.
