Turn a rough idea into a written scope
Build your Scope of Work room by room: kitchen, bathrooms, bedrooms, garage, and the rest of the house.
Study roofs, windows, decks, electrical, septic, plumbing, HVAC, finishes, flooring, landscaping, and cleaning. Then use the contractor-vetting questions, change-order lessons, project-management process, and standard operating procedures to organize the work.
Even the paint-scheme color codes are there. You have enough decisions to make without starting every detail from scratch.
Plan beyond the last coat of paint
Work through funding structures and lender-package preparation. Then study what happens after the repairs: photography, buyer inspections, and requests for repairs.
